ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southo]d, County of Suffolk and State of New York, known and
designated as Lots numbered 208 and 215 inclusive, on "Map of Goose Bay Estates," filed
11/13/1934 as Map Number 1176, said Lots being bounded and described as follows:
BEGINNING at a point on the easterly side of Birch Avenue where same is intersected by the
division line of the northerly side of Lot 207 on the above mentioned Map with the easterly side of
Birch Avenue;
THENCE along the easterly side of Birch Avenue the following (2) courses and distances:
1) North 45 degrees 24 minutes 40 second East 40.72 feet
2) North 49 degrees 56 minutes 40 seconds East 181.54 feet (Map) 164.45 feet (actual);
THENCE along an arc of a curve bearing to the right having a radius of 9.85 feet, a distance along
said curve of 25.72 feet to the westerly side of Cedar Avenue;
THENCE along the westerly side of Cedar Avenue, South 19 degrees 19 minutes 30 seconds West
186.32 feet (Map) 173.07 feet (Actual) to the first above mentioned division line;
THENCE along said division line, North 70 degrees 40 minutes 30 seconds West 120.00 feet to the
easterly side of Birch Avenue and the point or place of BEGINNING.
Same being the property transferred to Seller by Deed dated October 7, 1953, recorded October 10,
1953, in Liber 3593 page 475.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
~remises herein granted unto the party of the second part, the heirs or successors and assigns of the pady of
the second part forever.
AND the party of the first part covenants that the part~, of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyanqe and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the ~ame
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
