par~fofthefirstpart, and STYLIANOS N. VLAHAKIS and MARIA VLAHAKIS, as Tenants-in-Common,
residing at 134 Weidner Avenue, Oceanside, New York 11572,
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL thru certain plot, piece or parcel of land, with the buildings and improvements thereon e~cted, situate, lying
andbeinginthe Town of Southold, Suffolk County, New York, known and designated as and
by plots numbered 100, 101, 102, 103, 104 and 105, on a certain map entitled, "Map
of Goose Bay Estates", in the Town of Southold, Suffolk County, New York, said map
being made by Lewis N. Waters, L.S. of Oyster Bay, Long Island, New York, dated
September 12, 1934, and filed in the Suffolk County Clerk's Office on November 13,
1934, as and by the Map No. 1176, which said lots are bounded and described as
follows:
BEGINNING at a point 100 feet North from the corner formed by the intersection of
the easterly side of Cedar Avenue and the northerly side of Hickory Avenue;
running thence North 19 degrees 19 minutes 30 seconds East, 120.00 feet;
thence South 70 degrees 40 minutes 30 seconds East, 125.00 feet;
thence South 19 degrees 19 minutes 30 seconds West, 120.00 feet;
thence North 70 degrees 40 minutes 30 seconds West, 125.00 feet to the point or
place of BEGINNING.
Being and intended to be the same premises conveyed to the parties of the,
first part by Deed dated April 30, 1981 and recorded in the Office of the Clerk of
the County of Suffolk on May 12, 1981 in Liber 9001, Page 130.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and fights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
