TH1S INDENTURE, made this 12th day of April, 2002, between THOMAS M.
STARK, ESQ., Referee, having an office at 115 Lea~j Way, Aquebogue, New York, duly appointed
in the action hereinafter mentioned, Grantor, and TIMOTHY COFFEY, having an office a~4Route
25, Southold, New York, Grantee.
WITNES SETH, that the Grantor, the Referee appointed in an action instituted in the Supreme
Court of the State of New York, County of Suffolk, between TIMOTHY COFFEY, plaintiff, and
ROBERT DIAMOND and STAFF BUILDERS, INC. defendants, under Index No. 99-28941,
foreclosing a mortgage recorded on the 15th day of October, 1999, in the Office of the Clerk of the
County of Suffolk in Liber 19610of mortgages at Page 543, in pursuance of a judgment entered at
a Special Term, Part 14 of the Supreme Court of the State of New York, County of Suffolk on the
llth day of February, 2002, and in consideration of the sum of ONE HUNDRED FORTY SIX
THOUSAND ($146,000.00) DOLLARS paid by the Grantee, being the highest bid at the sale under
said judgment, does hereby grant and convey unto the Grantee, all the right, title and interest which
the said ROBERT DIAMOND the mortgagor aforesaid, had at the time of the execution and
recording of said mortgage, it being its interest in said premises which was so sold and is hereby
conveyed, together with all the right, title and interest of the parties to the aforesaid action, of, in and

ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being near the Village of
Southold, in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the easterly side of Main Bayview Road, distant
623.14 feet northerly from the corner formed by the intersection of the northerly
side of Bayview Road with the easterly side of Main Bayview Road; RUNNING
THENCE along the easterly side of Main Bayview Road, North 50 degrees 06
minutes 40 seconds West, 126.67 feet; THENCE North 18 degrees 31 minutes
00 seconds East, 372.01 feet; THENCE South 62 degrees 45 minutes 50 seconds
East, 89.22 feet; THENCE South 14 degrees 18 minutes 30 seconds West,
405.74 feet along land now or formerly of Foster to the easterly side of Main
Bayview Road and the point or place of BEGINNING.
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, its successors and
assigns forever.
