WITNESSETH, that Grantor, in consideration ofTen Dollars and other valuable
consideration, the receipt and sufficiency of which hereby am acknowledged, do hereby grant and
release unto Grantees, as tenants by the entirety, and their heirs, executors, adminlstrators, successors
and assigns forever,
ALL that certain plot. piece or parcel of land, situate, lying and being in thc Town
of Southold, County of Suffolk and the Stnte of New York, known and designated
ss Lot No. 14 as shown on a certain map entitled, "Map of West Creek .Estates". and
filed in the Suffolk County Clerk's Office on August 19, 1963 as Map Number 3848;
said lot is more particularly bounded and described according to raid map as follows:
BEGINNING at the point where the division line between lots 13 and 14 on the
aforementioned map intersects the southerly side of Glenn Road;
RUNNING THENCE along the southerly and southeasterly sides of Glenn Road,
North41 degrees 4Ominutes 00 seconds East 101.47 feet tothedivision linebetween
Io~s 14 and 15;
TH ENCE along last mentioned division line South 12 degrees 30 minutes 00 seconds
East 291.66 feet to the northerly line of West Creek;
THENCE along said northerly line of West Creek the following 2 courses and
distances:
1) South 76 degrees 54 minutes 07 seconds West 49.16 feet;
2) South 44 degrees 36 minutes 56 seconds West 20.33 feet;
THENCE North 16 degrees 15 minutes 40 seconds West 244.34 feet to the South
side of Glenn Road and thc point or place of BEGINNING.
BEING and intended to be thc same premises conveyed to J OI IN DeVEAU by deed
dated 12-13-83 recorded 01-29-84 in Liber 9492 page 320.
TOGETHER with all fight, title and interest, if any, orGrantor in and to any streets
and roads abutting said premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and ri ,ghts of Grantor in and
to said premises,
TO HAVE AND TO HOLD the premises herein granted unlo Grantees, az tenants
by the entirc~y, and thcir heirs, executors, administrators, successors and assigns forever.
Grantor is the owners ofsaid premises. Said premises is not located in an agricultural
district.
Grantor covenants that Grantor has not done or suffered anything whereby said
premises have been encumbered in any way whatever, exccpt az set forth herein·
Grantor, in compliance with Section 13 of the Lien Law, covenants that he will
reccivc the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying thc cost of the improvement before using .
any part of thc total of thc same for any other purpose.
