THIS INDENTURE, made the 4th day of February �i , Nineteen
Hundred and Eighty-Six, BETWEEN DAVID WAYNE WINTERS, of 60 Royalwood
Court, Cheshire, Connecticut 06410, party of the first part, and
WALTER WENCHELL, of 165 Whaleneck Road, Merrick, New York 11566,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of

BEGINNING at a point in the westerly line of Nokomis Road 226. 80
feet from a concrete monument at the intersection of the westerly
line of Nokomis Road and the southerly line of Hiawatha 's Path,
thence South 5 degrees 45 minutes East 113 feet along the westerly
line of Nokomis Road to a point, thence South 84 degrees 21 minutes
West 122 feet more or less to a point, thence North 3 degrees 05
minutes West 113 feet along property of others to a point, thence
North 84 degrees 21 minutes East 120 feet more or less along
property of C. H. Wickham to the point and place of beginning in the
westerly line of Nokomis Road, said premises being more particularly
bounded and described as follows:
ALL that certain plot, piece or parcel of vacant land, situate lying
and being at Laughing Water, near Southold, Town of Southold, County
of Suffolk and State of New York , bounded and described as follows:
BEGINNING at an iron pipe on the westerly line of Nokomis Road,
226.80 feet southerly along said westerly line from Hiawatha's Path,
said point of beginning being the southeasterly corner of land of
Gonzalez; from said point of beginning running along said westerly
line of Nokomis Road, South 5 degrees 45 minutes East, 113. 0 feet to
an iron pipe; thence along land now or formerly of C. H. Wickham,
South 84 degrees 21 minutes West, 121.34 feet to an iron pipe and
land of Parker; thence along said land of Parker , North 4 degrees 10
minutes West, 81.12 feet to a monument; thence along land of
Mitchell, North 3 degrees 56 minutes West, 31.85 feet to an iron
pipe; thence along said land of Gonzalez, North 84 degrees 21
minutes East, 118.08 feet to the point of beginning.
TOGETHER with all the right title and interest of the parties of the
first part, if any, in and to land lying within the bounds of
Nokomis Road to the center line thereof.
TOGETHER with all rights to the use of roadways and beaches above
mean high water, jointly owned and used by all Laughing Water
property owners.
