Witnesseth that the party ofthe first part, by virtue of the power and authority given in

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of

on a certain Map entitled, "Map of Harbor Lights Estates, Section One, Bayview", Town of
Southold, Suffolk County, New York, mede by Otto W. Van Tuyi & Son, Licensed Land
Surveyors, Greenpon, New York, and filed in the Office ofthe Clerk of the County of Suffolk on
Jane 8, 1965 as Map No. 4362, said Lot being bounded and described as follows:
BEGINNING at a point on the westerly side of Windjammer Drive northerly from Ihe
comer fom~ed by the intersection of the northerly side of Anchor Lane with the westerly side of
Windjammer Drive;
THENCE along the northerly side of Anchor Lane, North 64 degrees 05 minutes 10
second~ West, 100.00 feet;
THENCE Noah 25 degrees 54 minutes 50 seconds East, 200.00 feet;
THENCE South 64 degrees 05 minutes 10 seconds East, 100.00 feet to the westerly side
of Windjammer Drive;
THENCE along thc westerly side of Windjammer Drive, South 25 degrees 54 minutes 50
seconds West, 200.00 feet to the poin! or place of BEGINNING.
TOGETHER WFI'H all ofthe grantors rights, title and interest, if any, to a non-exclusive
5 foot easement from the northwesterly corner o. fthe described parcel above, and running
westerly approximately 180 feet across the northerly portions of LOts 12 and 13 ofsaid Map and
then running northerly 50 feet along the easterly portions of Lots 13A and 12A to the
southeasterly corue~ of Lot ! I A where said Lot meets Lot 10, all as shown on said Map.
· Being a part of the same premises conveyed to Georgc H. Maber and ~ Maber by
Frances M. Platt, by Deed dated April 30, 1985 and recorded in the Suffolk County Clerk's
Office on May 7, 1985 in Book 9785 o£ Deeds at Page 121.
Lee Maber died on May 29, 2003 at Suffolk County, New York while married to George
H. Maber. Her Will was not probated.

time ofhis decease in said premises, and also the estatc therein, which the party of the first part
have or have power to convey or dispose of, whether individually, or by virtue of said Will or
otherwise.

hcirs and assigns forever.
And said party of the first part covenants that the pany ofthe first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid;
And, That in Compliance with Sec. 13 of the Lien Law, thc pa~ty ofthe first part will
receive the consideration for this conveyance and will hold tho tight to receive such consideration
as n trust fund 1o be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment ortho cost of the improvement before using any pan ofthe
total of the same for any other purpose.
