McILVAIN, being married to each other and residing at 1308 North Bailey Road Coatesville, PA 19320 party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at Laurel, Town of Southold, County of Suffolk and State of New York, known and designated as Lot 6 on a certain map entitled, "Map of Laurel Country Estates" said map filed in the Office of the Clerk of the County of Suffolk on the 22nd day of June, 1970, as Map No. 5486, said premises being more particularly bounded and described as follows: BEGINNING at a monument set on the westerly side of Delmar Drive distant the 978.16 feet southerly from the southerly end of a curve which connects the westerly side of Delmar Drive with the southerly side of Joseph Street; RUNNING THENCE along the westerly side of Delmar Drive, South 18 degrees 36 minutes 20 seconds East, 100.33 feet to a monument set at a point of curvature; RUNNING THENCE along an arc of a circle bearing to the right having a radius of 25.00 feet for a distance of 39.27 feet to a monument set on the northerly side of Delmar Drive; RUNNING THENCE along the northerly side of Delmar Drive, South 71 degrees 23 minutes 40 seconds West, 165.00 feet to a monument set and lands now or formerly of Henry Romanowski; RUNNING THENCE along said lands of Romanowski, North 18 degrees 36 minutes 20 seconds West, 125.33 feet to a monument; RUNNING THENCE North 71 degrees 23 minutes 40 seconds East, 190.00 feet to the monument set at the point or place of BEGINNING. Dist. 1000 BEING AND INTENDED TO BE the same premises described in the deed of the parties of the first part Sec. herein by deed from JAMES W. MORINI and CAROLE M. MORINI, dated July 16, 1991, recorded in the Suffolk Block County Clerk's Office on July 29, 1991, in Liber 11306, Page 368. Block 04.00 Lot TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting 015.000 the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied fust for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
