The shed will he as close to the dwelling as possible and will not protrude into either the front yard or the rear yard, as shown on the sketch submitted with the application. REASONS/FINDINGS: Unusual size and dimensions of the land, together with established nonconforming rear, bulkhead, and front yard setbacks of preexisting dwelling structure, having existed for more than 35 years, lend to difficulties in conforming with a rear yard or front yard location while meeting the principal setback prevision of the zoning code at Section 100-33C.
