SUBJECT to any state of facts an accurate survey may show.
SUBJECT to any covenants, easements and restrictions of record, if any.
TOGETHER with all right, title and interest, if any, of the party of the flat pert, in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances end all the estate end rights of the party of the flat part. in end to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second pert, the heirs or
successors and assigns of the party of the second pert forever.
AND the party of the first part, In compliance with Section 13 of the Lien Law, covenants that the party of
the first part, will receive the consideration for this conveyance and will hold the right to reoelve such
consideration aa s trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the Improvement before using any part of the total
of the same for any other purpose. The word 'party" shaft be construed aa If it read 'parties" whenever

Parcel I:
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in' the Town of
Southold, County of Suffolk .and State of New York, known and designated
as lot 19 and part of lot 20 on a certain map entitled, "Map of Property
Owned by Nathan Goidin,".and filed in the office of the Clerk of the County
of Suffolk on November 22, 1932, as map 1106, more particularly bounded
and described as follows:
BEGINNING at a point on the westerly side of Goldin L~e, distant 175 feet
southerly from the comer formed by the intersection of the Westerly side of
Goldin Lane with the southerly side of Soundview Avenue;'.running thence
along the westerly side of Goldin Lane south 21°57'10"eas~; 75 feet to the
division line between lots 18 and 19 on said map; running thence along said
division line, south 68°02'50' west, 86.32 feet to land now or formerly of
Levin; running thence along said land, north 25°43'40~ west, 75.17 fe.et;
'running thence north 68°02'50~ east, 91.27 feet to the westerly side of
Goldin Avenue, at the point or plat6 of beginning.
Parcel !!:
ALL that certain plot, piece ir parcel of land being all of the westerly one-
half of part of that lot, piece, or parcel situatg, lying, and being in the Town
of Southold, County of Suffolk and State of New York, known as lot 3 as
shown on the above entitled map~ the entire tract, of which the westerly half
is hereby conveyed, being more particularly bounded and described as
follows: north by the ordinary high water mark of Long Island Sound; east
by the westerly line of lot 4 as showt/on said map; south by the northerly
line'of Sound View Avenue, and on the west by the easterly line of land now
or for~nerly of William J. and Ruth D. Bauer.
The parties hereto covenant and agree as follows: du, ring the lifetime of the
prior party of the first part and two year thereafter, Or until two years after
the sale by the prior party of the first part to a third party of the premises
owned by the prior first party immediately to the north of Parcel 1
hereinabove described (whichever shall first ~cur), the prior party of the

cost, water for ordinary household purposes from the existing well set near

mechanically and biologically operative.

conveyed by the grantor herein to John J. Burke by deed dated June 20,
1964, recorded in the Suffolk County Clerk's office in liar 5562 of
conv.eyances, page 515, and to William J. Bauer and Ruth D. Bauer, his
wife, by deed dated December 18, 1964, recorded in said County Clerk's
