BEGINNING at a stake set on the easterly side of Clark Road at the northwesterly comer of land of Nick
Katerges, said point or place of BEGINNING also being distant 447.85 feet northerly from the comer
formed by the easterly side of Clark Road and the northerly side of North Road;
RUNNING THENCE from said point or place of BEGINNING along the easterly side of Clark Road North
20 degrees 56 minutes 10 seconds West 55.00 feet to land now or formerly of Patrick Carrig and Mark S.
McDonald;
RUNNING THENCE along said land North 67 degrees 34 minutes i 0 seconds East 204.52 feet to land now
or formerly of Dominic T. and Eda Aurichio;
RUNNING THENCE along said land South 23 degrees 18 minutes 40 seconds East 45.03 feet to land now
or formerly of D.'I'. & E. Aurichio;
RUNNING THENCE along said land and land of Nick Katerges South 64 degrees 48 minutes 40 seconds
West 206.88 feet to the easterly side of Clark Road, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the part}' of the first part by deed
dated September 24, i 996 recorded in the Office of the Clerk of the Count}' of Suffolk on October 2 I,
1996 in Liber 11798 Page 049.
TOGETHER with all right, title and interest, ifany, of the party of the first pan in and to any street's and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all thc estate and rights of thc party of the first part in and to .said

TO HAVE AND TO HOLD the premises herein granted unto the party of the second par~, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that thc party o£the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 ofthe Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the .same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
