between DONALD VON EIFF, as surviving tenant by the entirety of JOAN C. VON EIFF, residing at 145
Mill Creek Drive, Southold, NY 11971
party of the first part, and
KEITH VON EIFF, residing at 5 King Street, Hampton Bays, NY 11946
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in Cutchogue, in the Town of Southold, County of Suffolk and State of New York.
SEE SCHEDULE 'A' ATTACHED HERETO AND MADE A PART HEREOF
The grantor herein is the same as the grantee in Deed dated September 5, 1984, recorded September 20, 1984 in
Liber 9644 cp 597.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first p~rt in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.

SCHEDULE A-1 (Description)
ALL that certain, plot, piece or parcel of land, situate, lying and being North of the Village of Southold, in the Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at an iron pipe on the northerly line of Mill Creek Drive 125.00 feet easterly along said northerly line and
its extension westerly from the extension southerly of the easterly line of Grove Road, from said point of beginning
running North 18 degrees 37 minutes l0 seconds West a distance of 129.03 feet;
THENCE North 57 degrees 56 minutes East a distance of 23 feet, more or less to the edge of a dredged canal;
THENCE easterly along said edge of said dredged canal 62 feet, more or less;
THENCE along other land of William C. Bond South 4 degrees 07 minutes 10 seconds East a distance of 121 feet more or
less to an iron pipe on said northerly line of Mill Creek Drive;
THENCE westerly along said northerly line on a curve to the left having a radius of 75.00 feet a distance of 50.00 feet to
the point of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
FOR CONVEYANCING ONL Y: Together with all the right, title and interest of the party of the first part, of in and to the land lying
in the street in front of and adjoining said premises.
