TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Southold, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point marked by a monument set on the southerly side of Middle Road at the
westerly corner of land formerly of Wenzel (which point is the northerly corner of the premises
herein described);
RUNNING THENCE South 48 degrees 42 minutes 50 seconds East 254.56 feet to land now or
formerly of Bagley;
THENCE along said last mentioned land, South 41 degrees 12 minutes 30 seconds West 191.32 feet
to the easterly side of a private road hereinafter described;
THENCE along said private road, North 48 degrees 47 minutes 30 seconds West 290.85 feet to the
southerly side of Middle Road;
THENCE in an easterly direction along the southerly side of Middle Road, along an arc of a curve
having a radius of 1877.08 feet a distance of 195.12 feet to the point or place of BEGINNING.
TOGETHER with all the right, title and interest of the party of the first part in and to the aforesaid
private road described as follows:
BEGINNING at a monument on the curved southeasterly side of Middle Road at the northerly corner
of land now of formerly of Levin and the westerly corner of land now or formerly of Madeline R.

RUNNING THENCE South 48 degrees 47 minutes 30 seconds East 489 feet to an iron pipe;
THENCE North 69 degrees 04 minutes 00 seconds East 125 feet to an iron pipe;
THENCE South 48 degrees 47 minutes 30 seconds East 85 feet, more or less, to ordinary high water
mark of Arshamomogue Pond;
THENCE along the northeasterly side of said high water mark, 35 feet more or less to a point 70

Armstrong, measured at right angles thereto;
