BUD REALTY, a New York partnership, having its principal place of business at 376 Fulton St.,
Farmingdale, NY 11735
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in Peconic, Town of Southold, County of Suffolk and State of New york,
SEE SCHEDULE 'A' ATTACHED HERETO AND MADE A PART HEREOF
The grantors herein are the same persons as the grantees in Deed dated 12/29/93 recorded 6/21/94 in Liber 11681
cp 965.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total.of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.

ALL that certain plot, piece or parcel of land, situate, lying and being at Peconic, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a point on the northwesterly side of Main Road N.Y.S. 25 at the southwesterly comer of the hereinafter
described premises and the southeasterlY comer of land now or formerly of Osprey Dominion;
RUNNING THENCE North 29 degrees 58 minutes 20 minutes West along the last mentioned land 229.85 feet;
THENCE North 44 degrees 50 minutes 10 seconds East still along the last mentioned land 251.26 feet to land now or
formerly of Bauer;
THENCE South 35 degrees 33 minutes 00 seconds East along the last mentioned land 223.02 feet to the northwesterly
side of Main Road;
THENCE South 44 degrees 25 minutes 58 seconds West along the northwesterly side of Main Road 274.25 feet to the
point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premgves which
by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title attd interest of the party of the first part, of in and to the land lying
