erected, situate, lying and being at Cutchogue, in the Town of Southold, County of Suffolk and
State of New York, being known and designated as lot number 2 and the southerly portion of
lot number 3 on a certain map entitled, "Map of Property of N.S. Hand, Cutchogue, Long
Island, New York, completed March 4, 1930, D.R. Young, Surveyor, Riverhead, New York"
and filed in the Suffolk County Clerk's Office on September 18, 1930 as map number 730, i
being more particularly bounded and described as follows:

BEGINNING at a point on the easterly side of a 30 foot right of way shown on the above
described map, where the same is intersected by the division line between lots 1 and 2 on said
map;
THENCE north 11 degrees 25 minutes 00 seconds west, along the easterly side of said right
of way 75 feet to a concrete monument:
THENCE north 62 degrees 17 minutes 00 seconds east through a concrete monument 262.00
feet to the average high waterline of Eugene's Creek;
THENCE south 22 degrees 02 minutes 10 seconds east along the average high water line of
Eugene's Creek along a tie line course 71.30 feet to the division line between lots 1 and 2 on
the above described map;
