grant and release unto thc Grantee, the heirs or successors and assigns of thc Grantee forever

New York, bounded and described as follows:

Being and intended to be the same Premises conveyed to Grantor by deed fi~om Seymour ·
Tobin, Alfred Tobin and Elainc Tobin datad July 8. 1999 and recorded in the Office of the Clerk of
the County of'Suffolk on August 9, 1999, in Liber 11981 at Page 233,
TOGETHER with all right, title and interest, if any, oftbe Grantor in and to any streets and
roads abutting the above described premises to tbe center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to said
premises,
TO HAVE AND TO HOLD, thc premises herein granted unto the Grantor, the heirs or
successors and assigns of thc Grantee forever.
AND the Grantor, in compliance with Section 13 of the Lien Law covenants that thc grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose o fpaying the cost of the improvement
and will apply the same first to the payment to the cost ofthe improvement before using any part of
the total of the same for any other purpose.
AND Grantor covenants as follows:
FIRST.
That said Grantor is seized of thc said prcraises in fee simple, and has
good fight to convey the same;
SECOND That the Grantee shall quietly enjoy the said premises;
THIRD That the said premises arc ~'¢c from encumbrances, except as aforesaid;
FOURTH
That the Grantor will execute or procure any further necessary assurance
of the title to said premises;
FIFTH
That said Grantor will forever wan-ant the title to said premises;
The words "Grantor and Grantee" shall be construed as if they read "Grantors and
Granlees" whenever the sense of this indenture so requires.
