the party of the second part, does hereby grant end release unto the party of the second part, the heirs or
successors and assigns of the party of lhe second part forever,

Suffolk and State of New York known and designated as Lot No. 27 es shown on e certain map entitled
'Subdivision Map of Cedar Beach Perk, situate at Bayview, Town of Southold, New York' end f'~l in the
Suffolk County Clerk's Ol~ce on December 20, 1927 as map No. 90.
SUBJECT TO AND TOGETHER WITH · right-of-way 10 feet in width over the easterly boundary of lots
numbered 27, 26 and 25 as shown on the aforesaid filed map to the division line between lot numbered 25 and
the 'Communily Beech" parcel designated on sa~d filed map.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by dead mede by
Raymond J. Akscin datod May 2, 1996, recorded May 3, 1996 in Liber 11772 el) 575 and by deed from
Raymond J. Akscln es Executor of the Last Will and Testament of Gereidine B. Akscin dated December 28,
1995, recorded December 29, 1995 in Llber 11756 c,p 319.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abu~ng the above described pmmisea to the center I~es thereof; TOGETHER with the appurtenances and all
~ estate end rights of ~ party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises heroin granted unto the party of the second part, the heirs or successors and as~gns of' the party of
the second per~ forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been enoumbered in any way whatever, exoept as aforesaid.
AND the party of the first part, in complianoe with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to recalve such consideration
es a trust fund to be applied first for the purpose of paying the cost of lhe improvement and w~l apply the same
first to the payment of the cost of the improvement before using any part of the total of lhe same for any other
