BARGAIN AND SALE DEED
THIS INDENTURE, made as of August g"', 2002, between Salvatore M. Catapano, Sr..
and his with Jeanne Calapano. having an address at 48130 Main Road, Southold, NY 11971
(collectively refer~d to herein as "Grantors"), and Salvatore M. Catapano, Jr. and his s4fe
Geraldine Catapano, having an address at Rosewood Dr., Cutchogue, NY 11971 (collectively
referred to as "Grantees").
WITNESSETH, that Grantors, in considersxion of Ten Dollars and other
valuable consideration, the receipt and sufficiency of which hereby are acknowledged, do hereby
grant and release unto Grantees as tenants by the entirety, and their heirs, executors,
administrators, successors and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Town of Southold,
the County of Suffolk, and the Slate of New York, being more particularly
described in Exhibit A attached hereto and made a part hereof,
TOGETHER with all right, title and interest, if any, of Grantors in and to any
streets and roads abutting said premises to the cenu:r lines thereof,
TOGETHER with the appurtenances and all thc estate and rights of Grantors in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantees and their
heirs, executors, administrators, successors and assigns forever.
Grantors are the owners of said premises.
Grantors covenant that Grantors have not done or suffered anything whereby said
premises have been encumbered in an)' way whatever, except as set forth herein.
Grantors, in compliance with Section 13 of thc Lien Law, covenant that they will
receive the consideration for this conveyance and will hold the fight to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement before
using any part of the total of the same for any other purpose,
