WITNESSETH, that the par~y of the first p'~, in consideration ofTEN DOLLARS ($10.00),
lawful money of the Uni~nd States, paid by the party of the second par~ does hereby grant and
release unto the pa~y of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk and State of New York. seid lot being more particularly bounded
and described as follows:
BEGINNING at a concrete monument situated at the Northwesterly corner of premises, said
beginning point also being the Westerly line of premises and the Easterly line of lands now or
formerly of Coffey intersect the Southerly side of Main Road (NYS Rte 25)
RUNNING THENCE along the Southerly side of Main Road, North 69 degrees 29 minutes
00 seconds East, 150.00 feet;
THENCE South 10 degrees 50 minutes 30 seconds East, 265.00 feet to a concrete monument;
THENCE South 79 degrees 09 minutes 30 seconds West, 141.24 feet to another concrete
monument;
THENCE North l0 degrees 50 minutes 30 seconds West, 214.50 feet to the concrete
monument first above mentioned and the Southerly side of Main Road at the point or place of
BEGINNING;
BEING AND INTENDED TO BE thc same premises conveyed to the party of the first part
by deed dated 5/14/96, recorded 5/30/96 in Liber 117765, Page 054.
TOGETHER with all right, title nnd interest, if any, of the party of the fiwt part in and to any
streets and roads abutting the above described premises to the center lines thoreof,
TOGETIIER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,
TO llA VEAND TO HOLD the premises here~n granted unto the party of the second part, the
heirs or successors and assigns of the party of the second I~trt forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the p~ty of the first part, in compliance with ~'ction 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideretion as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The woni "party" shall he construed as if it read "parties" whenever the sense of this
indenture so requires.
