HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said 9remises have been encumbered in any way whatever, except as aforesaid. '

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town
of Southold, County of Suffolk and State of New York, being known and
designated as lot 28 on a a certain map entitled, "Map of Angel Shores situate
at Bayview, Town of Southold", which map was filed on August 23, 1995 in the
Suffolk County Clerk's Office as Map no 9729, bounded and described as
follows:
BEGINNING at a point on the southerly side of Water Terrace, said point being
the extreme northerly end of an arc of a curve having a radius of 25.00 feet, a
distance of 34.15 feet, which curve connects the southerly side of Water Terrace
with the southeasterly side of Avenue of Trees:
RUNNING THENCE along the southerly side of Water Terrace, South 58
degrees 01 minutes 20 seconds East, 117.97 feet to the division line of lots 26 &
27 on the aforementioned map;
THENCE along the division line aforementioned, South 31 degrees 56 minutes
40 seconds WeSt, 200.00 feet to the division line between lots 28 & 29 feet on
the aforementioned map;
