THIS INDENTURE, made the ~t ~'" day of March, 2005, between Robert A. Scheidet and Cheryl E. Scheidet, both residing at 560 Water Terrace, Southoid, New, York 1197 ! party of the first part, and Isidoros Skulikidis and Miriam Skulikidis, husband and wife, both residing at 336 Van Cott Avenue, Farmingdale, New York 11735 party of the second part, WITNESSETH, that the party of the first part, in consideration ofTEN DOLLARS ($10.00), lawful money of the United States, paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereone rected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, being shown and designated as Lot No. 25, on a certain map entitled, "Map of Angel Shores situate at Bayview, Town of Southold" which map was filed on 8/23/95 in the Office of the Clerk of Suffolk County C-~j, as Map No. 9729, bounded and described as follows: BEGINNING at a point on the westerly side of Little Peconic Bay Lane at the southerly end of a curve having a radius of 25.00 feet which connects the southerly side of Water Terrace with the Westerly side of Little Peconic Bay Lane; THENCE South 36 degrees 29 minutes 30 seconds West along the westerly side of Little Peconic Bay Lane, 173.58 feet; THENCE North 58 degrees 01 minutes 20 seconds West, 156.99 feet; THENCE North 31 degrees 58 minutes 40 seconds East, 200.00 feet to the southerly side of Water Terrace; THENCE South 58 degrees 01 minutes 20 seconds along the southerly side of Water Terrace, 145.72 feet; THENCE along side ora curve to the right having a radius of 25.00 feet connecting the southerly side of Water Terrace with the westerly side of Little Peconic Bay Lane, a distance of 41.24 feet to the point or place of BEGINNING; BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated 7/14/03 and recorded on 8/25/03 in Liber 12268, page 492; TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises, TO HA VE,4ND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part, covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration tbr this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment ofthe cost of the improvement before using anY part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
