BEGINNING at the corner formed by the intersection of the
Northerly side of Sun Lane with the Westerly side of a 15 foot
Right of Way;
RUNNING THENCE North 79 degrees 45 minutes 50 seconds West along
the Northerly side of Sun Lane, 45 feet;
THENCE North 26 degrees 44 minutes 10 seconds East, along the
Easterly side of Lot 2 on said map 93.5 feet (deed) (96.99 feet
actual) to the ordinary high water mark of West Creek;
THENCE Easterly along the ordinary high water mark of West Creek
45 feet more or less (deed) North 82 degrees 02 minutes 03 seconds
East 52.48 feet (actual) to the Westerly side of said Right of
Way;
THENCE South 26 degrees 44 minutes 10 seconds West along the
Westerly side of said Right of Way 102 feet more or less (Deed)

Also, with a right of way over said 25 feet private road known as
"Sun Lane" and over a 25 feet private road known as "Bayberry
Road", and over said 15 foot right of way as shown on said map.

Southold, New York.
The grantor herein being the same party as the grantee and
the premises same as described in deed recorded in Liber 11425 CP 407.
TOGETHER with all right, title and.,interest, if any, ot the party of the first part in and to any streets and
roads abutting the above described premises to tile center lines thereof; TOGETHER witb the appurtenances
anti all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein grahted unto tl¥~;~art¥ of the second part. the beirs or successors and assigns of Ihe party of
the second part forevei.
AND tile party of tbe first part covenants that the party of the first part bas not done or suffered anything whereby
the said premises have been encumbered in any way wbatever, except as aforesaid.
AND tbe party of the first part, in compliance with Section 13 of the Lien Law, covenants that the paL'ty of the first
part will receive tile consideration for this conveyance and will hold the right to receive such considerati, on as a
trust fund to be applied first for the purpose of paying the cost of the in]provement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
