about to be described herein;
RUNNING THENCE from said point of place of beginning along the northwesterly line of Lot 31 on the above
mentioned map north 43 degrees 07 minutes 40 seconds east, 230.00 feet to Dryad's Basin;
RUNNING THENCE along a tie line along Dryad's,..Basin soutl~44 degrees 40 rr{inutes 00 seconds east, 379.75 feet
to Cedar Beach Harbor; ~ ,~
RUNNING THENCE along a fie line along Cedar Beach Harbor south 43 degrees 07 minutes 40 seconds east,
134.27 feet to the northeasterly side of Breezy Path; and
RUNNING THENCE along the northeasterly side of Breezy Path and along the northeasterly side of Orchard Lane
the following three (3) courses and distances:
1. north 62 degrees 07 minutes 20 seconds west, 190.32 feet;
2. north 55 degrees 37 minutes 20 seconds west, 180.00 feet;
3. northwesterly along the arc of a curve bearing to the left, having a radius of 186.20 feet a distance of 18.32
feet to the point or place of BEGINNING.
SAID PREMISES being known as and by street address 485 Breezy Path, Southold, New York, and designated on
the Suffolk County Tax Map as District: 1000, Section: 089.00, Block: 02.00, Lot: 008.00.
THE GRANTORS herein are the same persons named as Grantees in a certain deed dated 2-18-1999, and recorded
in the office of the Clerk of the County of Suffolk, on 3-08-1999, in Liber 11949, page 827; and the above premises
are, and are intended to be, the same as those described in the aforesaid deed.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applie,d first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
