South 12 degrees 19 minutes 02 seconds east, 26.13 feet; To a point on the northerly side of Cedar Beach Drive 'East (A Private Road); THENCE along the northerly side of Cedar Beach Drive East (A Private Road) the following three courses and distances; I. BEING AND INTENDED TO BE the same premises conveyed to the patty of the first pan by deed dated 8/14/96 and recorded on 8/2.0/96 in Liber ! 1788, page 340. TOGETHER with all right, title and interest, if any, of the party of the first part in and to uny streets and roads abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of the party of the first pan in and to said premises, TO HAVEAND TO HOLD the premises herein granted unto the party of the second pan, the heirs.or successors and a~ian~ of thc p::.-.y of the second part forever. AND the party of the tint pan. covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
