lawful money of the UniK~d States, paid by the party of the second part, does hereby grant and
release unto the party of the second part. the heirs or successors and assigm of the patty of the
second pan forever.
ALL that certain plot, piece or parcel of land, situate, lying and being in the Village and
Town of Southold, County of Suffolk and State of New York, being designated as Lot No. 79
and 80 on a map entitled "Map of Cedar Beach Park' filed in the Offiee of the Suffolk County
Clerk on December 20, 1927 as Map No. 90 being more particularly bounded and described as '
follows:
BF, OINNING at a point op~ soq~rly side of Lakeside Drive (A Privale Road) said point'
being the division line of Lotl 7~and :N~ on the aforesaid Map;
RUNNING THENCE along the southerly side of Lakeside Drive North 79 degrees 30
minutes East 174 feet to the division line of Lot 79 and 78 on aforesaid Map;
THENCE along the said division line South 22 degrees 30 minutes Fast. a distance of 164.66
feet to the shore line of Pleasant Inlet;
THENCE southwesterly, southerly and southeasterly along the shore line of Pleasant Inlet the
following two courses and distance;
1. SoUth 53 degrees 39 minu~es 07 seconds w¢~ 30.69 feet ..
2. South 12 degrees 19 minutes 02 seconds east, 26.13 feet;
To a point on the northerly side of Cedar Beach Drive 'East (A Private Road);
THENCE along the northerly side of Cedar Beach Drive East (A Private Road) the following
three courses and distances;
I. North 83 degrees 26 minutes West.i: 80.39 feet;
2. Noah 79 degrees 16 minutes 50 seconds west, 97.7:5 feet;
m 3. North 77 degrees 14 minutes 00 seconds west. 32.73 feet to a point being the division line
of Lots 80 and 81.
THENCE along the said division line North 03 degrees 8 minutes 50 seconds West. a
distance of 129.72 feet to the Poim or Place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the patty of the first pan
by deed dated 8/14/96 and recorded on 8/2.0/96 in Liber ! 1788, page 340.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to uny
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first pan
in and to said premises,
TO HAVEAND TO HOLD the premises herein granted unto the party of the second pan, the
heirs.or successors and a~ian~ of thc p::.-.y of the second part forever.
AND the party of the tint pan. covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND tl~ party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to _rece_~ive such consideration as a trust fund to he applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any pan of the total of the same for any other purpose.
· The word "party" shall be construed as if it read "parties" whenever thc sense of thi~ indcntur~ so
requires.
