ALL THAT CERTAIN PLOT, PIECE OR PARCEL OF LAND, with the buildings and
improvements thereon erected, situate, lying and being in the Town of Southold. County of Suffolk
and State of New York, known and designated as Lot No. 104 on a certain map cntifled"Subdivision
Map of Cedar Beach Park, situate at Bayvicw, Town of Sou thold. New York, completed September
15, 1926, Otto W. Van Tuyl, Engineer and Surveyor" and filed in the Office of the Clerk of the
County of Suffolk on December 20, 1927 as Map No. 90, said premises being also known as Lot No.
7 on "Map No. ! of Pan of Property of Edwin H. Brown at Bayview, Town of Southold, New York,
completed December 15. 1925, Franklin F. Overton" and filed in the Office of the Clerk of the
County of Suffolk on January 27, 1926 a.s Map No. 802, which said lot is more particularly bounded
and described as follows:
BEGINNING at a lx~int on the southerly side of Cedar Point Drive Ea,;t where the same is intersected
by the division line between 10ts 104 and 105 on the aforesaid map entilled "Subdivision Map of
Cedar Beach Park" filed December 20, 1927 as Map No. 90 in the Office of the Clerk of the County
of Suffolk: running thence South 77 degrees 14 minutes 00 seconds East along the ~utherly side of
Cedar Point Drive Easl 100.29 feet to the division line between lot,; 103 and 104 on tho aforesaid
map entitled "Subdivision Map of Cedar Beach Park"; thence South 16 degrees 24 minutes 00
seconds West along thc last mentioned division line 240 feet more or less to the high water mark of
Little Peconic Bay; thence in a general westerly direction along said high water mark 100.29 feet
more or less to said division line between Lots 104 and 105 on the aforesaid map entitled
"Subdivision Map of Cedar Beach Park"; thence North 16 degrees 24 minutes 00 seconds East along
thc last mentioned division line 240 feet more or less to the southerly side of Cedar Point Drive East
at the point or place of BEGINNING.
BEING AND INTENDED TO BE the .came premises as were conveyed to the Alberto Montoya
Living Trust by deed dated June 15.2002 and r~corded in the Office of the Suffolk County Clerk on
