WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suf folk and State of New York,

bounded and described as follows :

distant 260 feet northwesterly as measured along the northeasterly side of
Evergreen Drive from the extreme northwesterly end of a curve having a
radius of 25. 00 feet, a length of 39.27 feet, connecting the northeastern
side of Evergreen Drive with the northwesterly side of Vineyard Drive;
running thence from said point or place of beginning along the
northeasterly, easterly and southeasterly sides of Evergreen Drive the
following three courses, curves and distances : (1) North 37e 461 0011 West
105 . 00 feet; (2) Northeasterly along the arc of a curve bearing to the
right havitg a radius of 75.00 feet a distance of 117 . 81 feet; (3) North
52e 141 0011 East 225. 00 feet to lands now or formerly of Robert E. Bidwell
(vineyard) ; thence along said last mentioned land (Vineyard) South 370 411
3011 East 180. 00 feet to the division line between Lok No. 1 and 2 on the
aforementioned map; thence along said last mentioned division line South
520 141 0011 West 299.76 feet to the northeasterly side of Evergreen Drive
the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated October 5, 1995 and recorded in the Suffolk
County Clerk' s Office on October 12, 1995 in Liber 11745 Page 535.
SUBJECT TO a mortgage now a lien on the aforesaid premises held by The
TAX MAP Bridgehampton National Bank in the unpaid amount of $170,925.00, which mortgage
DESIGNATION debt with interest thereon the party of the second part assumes and agrees to pay
Dist. 1000 TOGETHER with all right, title and interest, if any, of the party of lire first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sec. 102.00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
BIL. 01.00 the party of the second part forever.

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
