ALL that certain plot, piece or parcel of land, situate, lying and being in the Village of
Mattituck, Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a monument on the northerly line of Sound Avenue at the point where
said northerly line is intersected by the easterly line of an 18 foot right of way leading
northerly from said Sound Avenue, said point of beginning being about 55 feet easterly
along said northerly line from the extension northerly of the easterly line of Factory
Avenue from said point of beginning;
RUNNING THENCE along said easterly line of said 18 foot right of way, North 19
degrees 08 minutes 20 seconds West, 229.70 feet to a monument and land of George
McHugh;
THENCE along said land of McHugh, North 87 degrees 30 minutes 10 seconds East,
74.43 feet to a monument and land of Alfred D. Richards and Marjorie L. Richards
and later along land now or formerly of Terrence O'Shea Richards;
THENCE along said land of Alfred D. Richrds and Marjorie L. Richards and later
along land now or formerly of Terrence O'Shea Richards, South 19 degrees 08 minutes
20 seconds East, 213.54 feet to said northerly line of Sound Avenue;
THENCE along said northerly line of Sound Avenue, South 75 degrees 00 minutes
West, 71.50 feet to the point of BEGINNING.
The policy to be issued under this report will insure the title to such buildings and
FOR improvements erected on the premises which by law constitute real property.
CONVEYANCING
ONLY TOGETHER with all the right, title and interest of the party of the first part, of, in and to
the land lying in the street in front of and adjoining said premises.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
