BEGINNING at a monument on the southerly llne of North Parish Drive, 280.00 feet westerly
along said southerly line from Dayton Road, said point of beginning being the northwesterly
corner of land of Perrella, formerly of Graves, from said paint of beginning;
RUNNING along said land of Pea'ella, formerly of Graves. South ]4 degr~-s 05 minutes 10
seconds West a distance of 178,85 feet to a monument;
THENCE along land now or formerly of F. Harold Sayre, two courses as follows: (1) North
70 degraes 56 minutes 10 seconds West, a distance of 140.53 feet; (2) Noah 14 degas-es 05
minutes 10 seconds East, a distance of 166.66 feet to said southerly line of North Parish Drive;
THENCE along said southerly line of North Parish Drive, South 75 degrees 54 minutes 50
seconds East a dis,.nee of 140.00 feet to the point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Lois W. Mouiton dated December 31. 1979, and recorded in the Suffolk County
Clerk's Office on January 10, 1980. in Liber 8760 page 465.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting thc above described p~mises to the eenler lines thereof; TOGETHER
with thc appm%'nanccs and all thc estate and rif~hts of thc party of the first part in and lo said
premises; TO HAVE AND TO HOLD the premises herein granted unto thc party of the second
part, the heirs or successors and assigns ofthe party oftbe second part forever.
AND the party of the first part covenants that the party of'the first part has not done or suffered
nnything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND thc party of the first part. in compliance with Section 13 of the Lien Law, covenants that
the party of thc first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as n trust fund to be applied first for the pu~ose of paying the
cost of the improvement and will apply the same first to thc paymcnt of the cost of the
improvement before usin8 .,ny part of the total of the same for any other purpose.
