WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold at Peconic, County of Suffolk and State of New
York, bounded as follows:
BEGINNING at a point on the easterly side of Bay Avenue (Skunk Lane) which point
is distant the following two courses and distances from the southwesterly corner
of land now or formerly of Patricia Cunningham:
(1) South 4 degrees 23 minutes 00 seconds East, 34.65 feet;
(2) South 0 degrees 05 minutes 50 seconds West, 152.09 feet to the true point or
place of beginning, and from said point
THENCE North 76 degrees 25 minutes 10 seconds East 562.51 feet to lands of
Krupski;
THENCE along lands of Krupski and Swiatocha the following two (2) courses and
distances:
(1) South 6 degrees 58 minutes 10 seconds East 107.62 feet to a point;
(2) South 7 degrees 45 minutes 10 seconds East 67.38 feet;
THENCE South 76 degrees 48 minutes 10 seconds West 584.66 feet to a point in
the easterly side,of Bay Avenue (Skunk Lane);
THENCE northerly along the easterly side of Bay Avenue (Skunk Lane) North 0 degrees
05 minutes 50 seconds East, a distance of 175 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated 1/5/98 and recorded in the Office of the Suffolk County Clerk
on 1/15/98 in Liber 11873, page 235.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will (told the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture So requires.
