"Map of Harbor Lights Estates, Section One, Bay%iew,.'Town of Southold,
Suffolk County, N.Y." made by Otto W. Van Tuyl & Son, LicensedLand
Surveyors, Greenport, N.Y., and filed in the Office of the Clerk of
the County of Suffolk, on June 8, 1965 as Map 94362.
IT IS UNDERSTOOD hereby that the party of the first part conyeys to
the party of the second part all of Lot 2, together with any'land
which may remain between the canal, as it shall exist, and the most
easterly property line of said Lot 2, which measures 101.58 feet.
It is understood, however, that there is no obligation on the part of
the party of the first part to install or maintain bulkhead!ng or
shoring along said canal.
TOGETHER with the right to use in common with all property owners of
Harbor Lights Estates, Consisting of appro~ina~-ly [25 acres, the
beach lot and parking area adjacent thereto. Said parking area shall
have a frontage on the northerly side of Harbor ~ights Drive of
approximately 150 feet, running westerly along said street 7rom Lot
~7, and a depth of not less than 150 feet northerly of Harbor Lights
Drive, an~ shall be immediately adjacent to and contiguous to the
said beach area.
TOGETHER with an easement over the streets as shown on said map to
the neareet public highway, but excepting and reserving the fee to
the said streets, the title to which is not hereby conveyed.
TOGETHER with an easement or right of way for boating purposes in
common with others over a strip of land 50 feet wide, extending
from the northerly line of Lot 14 in a North, Northeasterly direction
to Sogthold (Peconic Bay on the subdivision map) for ingress end
egress to said Southold Bay.
