New York," made by Otto W. Van Tuyl and Son, Licensed Surveyors, Greenport, New
York, and filed in the Office of the Clerk of the County of Suffolk on June 8,
1965 as Map No'.~4362.
BEGINNING at a point at the southeasterly corner of premises being described herein,
said point being on the division line of Lot 7 and 8;
RUNNING THENCE along ,the northerly side of Harbor Lights Drive North 64 degrees 05
minutes 10 seconds West 100.00 feet;
THENCE North 25 degrees 54 minutes 50 seconds East 316.24 feet to the highwater mark
of Peconic Bay;
THENCE along said high water mark South 45 degrees 30 minutes 30 seconds East 105.50
feet;
THENCE South 25 degrees 54 minutes 50 seconds West 282.63 feet to the point or place
of BEGINNING.
Said premises being known as 825 Harbor Lights Drive, Southold, New York.
Being and intended to be the same premises conveyed to the party of the first part
by Deed dated 1/3/02, recorded 1/10/02 in Liber 12162, Page 835.
TOGETHER with ail. right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the part of the first part covenants that the. party of the first pa~t has not done or suffered anything whereby the
said premises have t?een encumbered in auy way whatever, excep! as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consi.deration for this conveyance and will hold the right to receive such consider- '
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if jr read "parties" whenever the sense of this indenture so requires.
