release unto the party of the second part, the heirs or successors and assigns of the party ofthe
second part forever,
ALL that certain plot. piece or parcel of land, with the building~ and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York known and designated as Lot Number 14 on a certain map entitled "Map of Section One
Fairview Park" and filed in the Office of the Clerk of the County of Suffolk on August 9, 1961 as
Map Number 3388. being more pa~icularly bounded and described as follows:
BEOINNING at a point on the northerly side of Clearvicw Avenue where the same is intersected
by the division line between Lots 13 and 14 on the aforesaid map;
RUNNING THENCE from said point or place ofbegiuning slung the northerly side of
Clearview Avenue north 78 degrees 22 minutes 50 seconds west I 01 feet to the division line
betwean Lots 14 and 15;
TIIENCE along said last mentioned division line north I 1 degrees 37 minutes 10 seconds east
200.00 feet:
TI I ENCE south 78 degrees 22 minutes 50 seconds east 101 feet to the division line between Lots
13 and 14 first above mentivned;
THENCE along said last mentioned division line south I 1 degrees 37 minutes i0 seconds west
200 feet to the northerly side of C:learview Avenue at the point or place of BEGINNING.
BEING AND IN~'ENDED TO BE the same premises conveyed to the parc/of the first pa~ by
deed dated June 12. 1998 and recorded on June 30, 1998, in Liher 11902, Page 89.
TOGETHER with all right, title and interest, if uny, ofthe party of the first part in and to any
sm:ets and roads abutting thc above described premises to the center lines thereof,
TO~ETHER with the appurtenances and all the esm~c and rights of the party of the first pm
in and to said premises,
TO HA VE AND TO HOLD the premises herein granted unto thc party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part. covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encombered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the pat~y of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other propose.
The word "party" shall be con.s~rucd as if it read "panics" whenever the sense of this
indenture so requires.
