MULHALL, residing at 460 Clearview Avenue West, Southold, New York 11971, party of the first part, and ~) WILLIAM HACHMAN4~JD JEAN HACHMAN0hie wife, residing at 44 North Vail Avenue, Arlington Heights, Illinois 60005, party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.00)-Dollars, and other good and valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, situate, lying and being at Southold, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at an iron pipe on the southerly side of Cleerview Avenue distant 406.28 feet easterly along said southerly line from the easterly side of Main Bayview Road; said point of beginning being the northeasterly corner of land now or formedy of Creed; from said point of beginning running along said southerly line of Clearview Avenue, South 77 degrees 34 minutes 20 seconds East, 110.00 feet to land now or formerly of Bishop; THENCE along said land now or formerly of Bishop and along land of the Town of Southold South 12 degrees 25 minutes 40 seconds West, 200.0 feet to land now or formerly of Dart; THENCE along said land North 77 degrees 34 minutes 20 seconds West, 75.0 feet to an iron pipe and said land now or formerly of Creed; , THENCE along said land now or formerly of Creed two (2) courses as follows: 1. North 17 degrees 50 minutes 10 seconds West, 69.48 feet to an iron pipe; 2. Thence North 12 degrees 25 minutes 40 seconds East, 140.0 feet to the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated 3/25/91 and recorded 4111191 in Liher 11246 page 326. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises. TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as eforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word 'party' shall be construed as if it reed 'part!es' whenever the sense of this indenture so requires.
