Party of the second part,
Witnesseth that the parties of the first part, in consideration of
ONE and no/100 Dollar ($1.00) lawful money of the United States, and other good and
valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, her heirs and assigns forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Southold, in the
Town of Southold, County of Suffolk and State of New York, being bounded and
described as follows:
North by Pine Neck Road, approximately 117.05 feet;
East by Oaklawn Avenue, 100 feet;
South by Wilkinson, approximately 139.78 feet; and
West by land now or formerly of George Schwab, approximately 102.55 feet.
SUBJECT, however, to the following covenants and restrictions:
1) That every dwelling house erected on said premises shall not cost less than
Fourteen Thousand ($14,000.00) Dollars.
2) That no fowl and/or animals other than the usual type of household pets are
to be kept on said premises.
BEING the same premises conveyed by Charles A. Gagen to Bernard G. Gagen and
Betty Joyce Gagen by Deed dated October 12, 1984 and recorded in the Suffolk County
Clerk's Office on November 9, 1984 in Liber 9674 of Deeds at page 346.
