situate and being a part ora Condominium in the Town of Southold, Suffolk County, State of
New York, known and designated ns Unit No. 30 together with n 3.2% undivided interest in the
Common Elements of the Condominium hereinaRcr described as the same is defined in the
Declaration of Condominium hereinafter referred to. This unit is also designated as Tax Lot 30 in
Block 01.00 in the Town of Southold.
The real property above described is a Unit shown on the plans ora Condominium prepared
and certified by Robert Ta~t, Architect, and maps filed by Youn8 & Young, Licensed Surveyor
and filed in the Office ofthe Clerk of Suffolk County on the 25* day of August, 1989 as Map No.
2 i ~) defined in the declaration of Condominium entitled, "The Cove at Southold Condominium"
made by The Cove at Southold, Inc., under Article 9-B of the New York Real Property_ Law dated
August 25, 1989, and recorded in the Office of the Clerk of Suffolk Counly on the 25* day of
August, 1989 in Liber 109 ! 7 of' Conveyances, at page.4. 77, covering the property therein
described. The land area of the property is described as f~!lows:

The intended use of this unit ia residential.
BEING and Intended to be the same premises conveyed to the party of the first part by deed
dated Janua~.' 19, 1999 and recorded on 5/11/99 in Liber 11962, Page 338.
TOGETHER with nil righL title and interest, if any, of the party oftbe first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights ofthe party of the first part
in and to said premises.
TO H.4 WE AND TO iiOLD the premises herein granted unto the party ofth¢ second part. thc
heirs or succe~ors and assigns of the party of the second part forever.
~ND the party of the first part, covenants that the party ofthe first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except

AND the party of the tirst part, in compliance with Section 13 of the Lien Law, covenants
that the pa~y of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvcmem and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "panics" whenever the sense ofthis
indenture so requires.
