York, known and designated as Lot 20, on Map of Smithfield Park and filed in the Office oftha
Clerk of the County of Suffolk on 12/271~6 as Map No. 4770, said lot being more particularly
bounded and des~fibed ns follows:
BEGINNING at a point on the westerly side of Mailler Court, distant 186.14 feet northerly
from the extreme nortbedy end of the am of a curve connecting the northerly side of Clearview
Avenue with the westerly side of Mailk'r Court;
RUNNING THENCE along the division line of Lot 19 and 20 on the above mentioned map,
North 81 degrees 58 minutes i0 seconds Wes~ 114.45 feet;
TIIENCE North 50 degrees 24 minutes 30 seconds West 169.24 feet;
THENCE North 84 degrees 58 minutes 20 socond~ West 235.86 feet to the westerly side of
Maillcr Court;
THENCE along the westerly side of Mailler Court the following two (2) courses and
distuno.,~:
I ) South 5 degrees 0 i minutes 40 seconds East 103.53 feet;,
2) along an are of a curve bearing to the fight having a radiu~ of 220.72 feet a distunec along
said curve of 41.47 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE thc same premises conveyed to the party of thc first part
by deed dated 1/27/2000, recorded 2/17/2000 in Liber 12021, Page 724.
TOGETHER with all fight, title and intt'rest, if any, ofthe party oftha first part in and to any
streets nnd road~ abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and nil the estate and fights of the pan'y of the first part
in and to said premises,
TO HA YE ,4HD TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns ofthe party of the second part forever.
AND the party of the f'u-st pan, envenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except

AND the party of the fu~t part, in compliance with Section 13 of the Lien Law, covenants
that the party of'he first part will receive the consideration for this conveyance and will hold the
fight to receive such cun~ideration as a trust fond to be applied first for the purpose of paying the
cost ofthe improvement and will apply the same first to the payment of the co~t of the
improvement before u~ing any part of the total of the same for any other purpose.
The word "party" shall be construed as i fit read "partl~.-~" whenever thc sense of this
indenture so requires.
