Gagen on a line perallel with said southerly line of Pine Neck Road, South 82 degrees 37 minutes 10 seconds West, a distance of 100~0 feet to said land of MacNish; running thence along said land of MacNish, North 6 degrees 40 minutes 30 seconds East, a distance of 200.feet to the point of beginning. Subject, however, to the retention by the grantor herein of the right to the exclusix use of the premises described herein for the duration of their lives. Being and intended to be the same premises conveyed to the party of the first part by deed dated November I8, 1954 and recorded on November 23, i954 in Liber 3797, Page 119 in the Suffolk County Clerk's Office. TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said ~remises have been incumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the pucpose of paying the cost of Ihe improvement and will apply the same first to the payment of the cost of the ~mprovement before using any part of the total of the stone for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
