BETWEEN BETTY L. CONSTANTIN, residing at 100 Park Way,
Southold, New York 11971, party of the first part, and
CHRISTOPHER J. DI GREGORIO, residing at 19~e Younge Avenue,
Southold, New York 11971, party of the second part,
WITNESSETH, that the party of the first part, in consideration
of One Dollar paid by the party of the second part, does
hereby grant and release unto the party of the second part,
the heirs or successors and assigns of the party of the second
part forever, the party of the first part's one-third interest
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at Pine Neck, near Southold, in the Town of Southold,
County of Suffolk and State of New York, and more particularly
described on Schedule "A" annexed hereto and made part hereof.

SAID pr~mises also known as 100 Park Way, Southold,'New York
BEING ANDINTSND~D BE the same premises conveyed to the
party of the first part by deed from Robert Ringewald and
Barbara Ringewald, husband & wife, dated September 14, 1998
and recorded in the Office of the Clerk of the County of
Suffolk on September 22, 1998, in Liber 11918, at page 498.
TO~ETHER with all right, title and interest, if any of the
party of the first part in and to any streets and roads
abutting the above described premises to the center lines
thereof; TO~ETHER with the appurtenances and all the estate
and rights of the party of the first part in and to said
premises; TO ~AVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
AND the party of the first part covenants that the party of
the first part has not done or suffered anything whereby ghe
said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13
of the Lien Law, covenants that the party of the first pa~t
will receive the consideration for this conveyance and wizl
hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the _payment of
the cost of the improvement before using any part or the total
of the same for any other purpose.
The word "party" shall be construed as if it read "parties"
whenever the sense of this indenture so requires.

H. Keiyneck, survey completed October Is~, !953, Otto W. Van TuyI & Son" and filed in the Office of the Clerk
of the County of Suffolk on November 24, 1953 as Map No. 2141, bounded and described as follows:
BEGZNNZNG at a concrete monument set on the.southerly line of Pine Neck Road at the northeasterly corner
of land of Goubesud and the northwesterly corner of the premises and
RUNNZNG along the southerly line of Pine Neck Road, North 85 degrees 55 minutes 20 second~: East, a
distance of 91,94 feet to the westerly end of the arc ol~ e curve connecting the southerly side of Pine Neck
Road and the westerly side of Park Way;
