WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
ALL that certain plot, piece or parcel of land. with lite buildings and improvements thereon erected, situate.

Mattituck, NY and being now known as and by No. 160 Sebastians Cove Road,
BEING AND IN'MMED TD BE the same premises as conveyed to the party of the
first part by deed dated 5/21/87 and recorded 5/22/87 in the Suffolk County

TOGETHER with all right, title and interest, if any. of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND tile party of the first part covenants drat the party of the first part,has not done or suffered anything whereby
the said premises have been gricumbered in any way whatever, except as aforesaid_
AND the party of the first part, in compliance with Section 13 of the Lien Lily. covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall he construed as if it read "parties" whenever the sense of this indenture so requires.

SCHEDULE A
BEGINNING at a point on the easterly side of Sebastians Cove Road where the same is intersected
by the Northerly end of the curve connecting the Northerly side of Mill Road;
RUNNING THENCE Northerly along the Easterly side of Sebastians Cove Road the following (2)
courses and distances:
(1)Northerly on a curve bearing to the right, having a radius of 396.07 feet a distance of 146.40 feet;
(2)North 17 degrees 44 minutes 40 seconds East 163.51 feet to the Southerly side of Lot 4 on the
above-mentioned map;
THENCE along said Lot 4 the following (2) courses and distances:
(1) South 72 degrees 15 minutes 20 seconds East 99.47 feet;
(2) South 12 degrees 50 minutes 10 seconds East 238.71 feet to the Northerly side of Mill Road;
THENCE along the Northerly side of Mill Road, the following (2) courses and distances:
(1) South 68 degrees 14 mintltes 50 seconds West 127.46 feet,
(2) South 83 degrees 31 minutes 10 seconds West 75.63 feet to the Easterly end of the curve
connecting the Northerly side of Mill Road with the Easterly side of Sebastians Cove Road; and
THENCE Northwesterly along said curve, bearing to the right, having a radius of 20 feet, a distance
of 32.48 feet to the Easterly side of Sebastians Cove Road, at the point or place of BEGINNING.
