Van Tuyl and Son, Licensed Land Surveyors, Greenport, New York" and filed in the Office of the Clerk of the County of Suffolk; on November 24, 1953, as Map No. 2141, bounded and described as follows:— BEGINNING at a point on the easterly side of Crittens Lane distant 363. 14 feet easterly as measured along the northerly side of Crittens Lane from the extreme easterly end of the arc of a curve connecting the northerly side of Crittens Lane and the easterly side of Park Way; THENCE North 83 degrees 40 minutes 30 seconds East along land now or formerly of Stype, 223.79 feet to land now or formerly of Bloom; THENCE South 06 degrees 37 minutes 10 seconds West along the last mentioned land, 149.88 feet to a point; THENCE North 89 degrees 28 minutes 40 seconds West, 167.35 feet to the easterly DISTRICT side of Crittens Lane; 1000 THENCE along the easterly side of Crittens Lane the following two courses and SECTION distances: - (1) 'North 00 degrees 31 minutes 20 seconds East, 43.17 feet to a point; 070.00 (2) Northerly along the arc of a curve to the left having a radius of 100 feet a distance of 91.36 feet to the point or place of BEGINNING. BLOCK BEING AND INTENDED to be the same premises conveyed to the party of the first part 12.00 by deed from Arnold M. Worth and Marie A. Worth, his wife, dated 5/4/68 and recorded in the Suffolk County Clerk's Office on 5/8/68 in Liber 6344 cp 314. LOT D10.000 The party of the first part hereby reserves a legal life estate unto herself provided she pays monthly rent in the amount of $670.00 which life estate will terminate upon the occurrence of her death or her failure to pay rent for three (3) consecutive months. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the sane for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
