WITNESSETH, that tile party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereoa erected, situate, lying and
beiug itxffi~, at Southold, in the Town of Soutbold, County of Suffolk and State of New York, known attd
designated as Lot 23 on a certain map entitled, "Map of Southwood, situate at Southold, Town of
Southold, New York, surveyed October 1, 1953 by Otto Van Tuyl" which map was filed in the Office of
the Clerk of the County of Suffolk on November 24, 1953 as Map No. 2141, bounded dud described as
follows:
BEGINNING at a point on the northeasterly side of Critten's Lane at the division line between Lots 23 and
24;
THENCE North 64 degrees 30 minutes 00 seconds East, 351.57 feet to a point;
THENCE South 07 degrees 35 minutes 10 seconds West, 190.60 feet to a point;
THENCE South 68 degrees 06 minutes 50 seconds West, 236.15 feet to the northeasterly side of Critten's
Lane;
TIIENCE Northwesterly along the uortheasterly side of Critten% Lane the following two (2) courses and
distances:
1. North 20 degrees 20 minutes West, 39.00 feet to a point;
2. Along the arc ora curve having a curve beariug to the left having a radius of 230.67 feet a distance
of 107.99 feet to the point or place of BEGINNING.
BEING the same premises described in the deed to the party of the first part herein by deed to the Grantor
in LIBER 10154 page 240.
Grantor(s) herein refen'ed to as William A. Asip being the same person as the named grantor and one of
the named grantees in a certain deed dated October 15, 1986 and recorded in Liber 10154, at page 240 on
October 27, 1986 which incorrectly refetTed to the Grantee as William A. Asip instead of William M.
Asip. That the said William A. Asip and William M. Asip are one and the same persons.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abuttiag the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of tim first part has not done or suffered anything whereby
Ihe said premises bare been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to reci~ix;~ such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose~
The word "party" shall be construed as if it read "parties" wbenever the sense of this indenture so requires.
