WITNESSETH, that the party of the first part, in consideration of Ten and 001100--($10.)-Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Pine Neck. Southold, in the Town of Southold, County of Suffolk, and State of New
York, bounded and described as follows:
BEGINNING at point on the southerly side of Christopher Street distant 140 feet westerly from the comer
formed by the intersection of the southerly side of Christopher Street with the westerly side of Oakwood
Drive;
RUNNING THENCE along land new or formedy of Olsen and Mann South 6 degrees 54 minutes 30
seconds East 187.69 feet to the northerly side of LOt 24 on Map of Southwood, filed in the Suffolk County
Clerk's Office aa Map no. 2141;
RUNNING THENCE along the northerly side if said Lot 24 North 87 degrees 46 minutes 10 seconds West
99.92 feet to land now or formedy of Haldes;
RUNNING THENCE along said land and along part of said Christopher Street North 6 degrees 54 minutes
30 seconds West 171.82 feet to the southerly side of said Christopher Street:
RUNNING THENCE along the southerly aide of said Christopher Street North 83 degrees 05 minutes 30
seconds East 98.65 feet to the point of BEGINNING.
TOGETHER with all the right, title and interest of the party of the first part, of, in and to that portion of the
Main Road adjacent to said premises to the center line thereof.
Reserving to the parties of the first part e life estate in the premises.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
April 12. 1993, recorded April 22, 1993 in Liber 11626, page 391 in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except aa aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using eny part of the total of
the same for any other purpose. The word 'party' shall be construed as if it read 'parties' whenever the
sense of this indenture so requires.
