Port Jefferson, New York 11777, party of the first part. and
ROBERT CELENTANO, residing at 110 Vineyard Place, Port Jefferson, New York 11777, party of the
second part,
WITNE~ETH, that the party of the first part. in consideration of Ten and 001100-(S10.O0)-Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot. piece or parcel of land. situate, lying and being in the Town of Southoid, County of
Suffolk and State of New York, bounded and described as Lot #3 as shown on a certain map entitled,
Minor Subdivision Map of Raymond Jay ^kscin & Stella M. Akscin' and filed in the Suffolk County Clerk's
Office on October 4, 2002 as Map no. 10838, and being bounded and described as follows:
BEGINNING at a point being the following three (3) courses and distances from where the northerly side
of Main Bayview Road is intersected by the easterly line of Midland Parkway:
1) Easterly, along the northerly side of Main Bayview Road, 644.42 feet to land now or formerly of
Raymond Jay & Stella Akscin;
2) North 30 degrees 36 minutes 10 seconds East. 497.42 feet:
3) South 79 degrees 52 minutes 35 seconds East, 269.40 feet to the true beginning point:
RUNNING THENCE North 29 degrees 53 minutes 35 seconds East. 348.30 feet:
THENCE South 69 degrees 26 minutes 50 seconds East. 250.00 feet:
THENCE South 21 degrees 34 minutes 40 seconds West. 327.02 feet;
THENCE North 69 degrees 26 minutes 50 seconds West. 209.90 feet;
THENCE North 79 degrees 52 minutes 35 seconds West. 92.31 feet to the point or place of BEGINNING.
Together with an easement for ingress and egress over a designated private road over Lot no. I on said
map from premises out to Main Bayview Road.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
7122106 recorded in Liber 12401 page 905.
TOGETHER with all right, title and interest, if any. of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part. the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the fight to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
