WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

bounded and described as follows:

1364.80 feet from the intersection of the westerly line of Aldrich Lane with the
northerly line of Main Road Route 25, and from said point of beginning running
thence South 70 degrees 11 minutes 20 seconds West 592.00 feet; running thence
North 19 degrees 23 seconds West 32.65 feet; running thence North 18 degrees
24 minutes 50 seconds West 204.92 feet; running thence North 19 degrees 36 minutes
40 seconds West 62.48 feet; running thence North 70 degrees 11 minutes 20 seconds
East 286.54 feet; running thence South 19 degrees 48 minutes 40 seconds East
275.00 feet; -running thence North 70 degrees 11 minutes 20 seconds East 300.00
feet to the westerly side of Aldrich Lane; running thence along the westerly side
of Aldrich Lane South 19 degrees 48 minutes 40 seconds East 25.00 feet to the
point or place of beginning.
TOGETHER WITH AND SUBJECT TO a right of way 50' in width and 400' in length
extending from the westerly side of Aldrich Lane the midline of which said 50'
right of way is a division line between Lot No. 2 and Lot No. 4 as shown on the
aforesaid Minor Subdivision Section One, which said right of way shall provide
ingress and egress for Lot No. 2 and Lot No. 4 to and from Aldrich Lane.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first
part by deed from FRANCIS J. MURPHY and ELIZABETH H. MURPHY, his wife, dated
April 29, 1982, and recorded in the Suffolk County Clerk's Office on May 14,
1982, in Liber 9182 Page 456.

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
