HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, County of Suffolk and
State of New York, known as Lot 12 on a certain map entitled,
"Map of Property of G. H. , W. T. , D. T. Riley" filed in the
office of the Clerk of the County of Suffolk on November 27 ,
1928 as Map No. 186 , bounded and described as follows :
BEGINNING at a monument set on ,the southerly side of Riley
Avenue distant 550 feet easterly from the intersection of the
easterly side of Bay Avenue with the southerly side of Riley
Avenue, said point being the division line of Lots 12 and 13
as shown on said map where same intersects said southerly
Side of Riley Avenue ; running thence along the southerly side
of Riley Avenue North 700 31 ' East 75 feet; thence along the
