lot NO. 12 excepting therefrom a triangular portion in the
nort~weste~ co~er thereof and a part of lot No. 13, being a
~i~g~i~gr~i~hereof situate in the southeast corner of

/ ~959~by Otto W. Van Tuyl & Son, Licensed Land
Surveyor, Greenport, N.Y. is bounded and described as follows:
BEGINNING at the southwest corner thereof at a monument set
at the point of intersection of the easterly side of Wells Avenue,
50 feet wide as'shown on the above-mentioned filed map, with the
northerly line of Lot No. 11 as shown on said map; running thence
North 24 degrees 25 minutes East along the easterly side of Wells
Avenue 70 feet to a monumen~ set in the southarly line of land of
(Herman A.) Moeller; running thence South 77 degrees 30 minutes
East along the southerly line of land last mentioned and through
otc numbered 12 and 13, and also through a monument set near the
of the bluff, 230.70 feet to the ordinary highwater mark of
Jockey Creek; running thence in a general southerly direction
'along said highwater mark of Jockey Creek to the northerly llne
of said Lot No. ll, the distance of said last mentioned boundary
as measured along a tie-line running South 22 degrees 20 m£nutes
10 seconds West being 117.72 feet; running thence North 65 degrees
35 minutes West along the northerly line of said lot No. 11 and
passing through a monument set near the top of the bluff 230 feet
to the monument at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Judith F.
Schmid, by deed dated October 21, 1988 and recorded in the Office of
the Suffolk County Clerk on November 10, 1988 in Liber 10733, Page 86.
