11971, as to a one-third (1/3) interest;
THE MEBUS QUALIFIED PERSONAL RESIDENCE TRUST #11I, c/o

New York 11971, as to a one-third (1/3) interest;
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and
other valuable consideration paid by the party of the second pan, does hereby grant
and release unto the party of the second part, the heirs or successors and assigns of
the party of the second pan forever, in
ALL that certain plot, piece or parcel of land, with buildings and improvements
thereon erected, situate, lying and being in
SEE SCHEDULE "A"
ATTACHED HERETO AND MADE A PART HEREOF
BEING AND INTENDED TO BE the same promises conveyed to the Grantor by
Deed dated .july 1 ~ 2001 and recorded in the Suffolk County Clerk's
Office on ,July 3f 2001 in Liber1200012127 page 654 , the Grantor
being the same person described as the Grantee in said Deed.
Together with all right, title and interest, if any, of the party of the first pan in and to
any streets and roads abutting the above-described premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
To have and to hold the premises herein granted unto the party of the second pan, the
heirs or successors and assigns of the party of the second pan forever.
And the party of the first pan covenants that the party of the first pan has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first pan will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of improvement and will apply the
same fkst to the payment of the cost of the improvement before using any pan of the
total of the same for any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.
SCHEDULE A
ALL that certain plot, piece or parcel of land, with buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York, and
being mom particularly bounded and described as follows:
BEGINNING at a point at the corner formed by the intersection of the southerly side of West
Hill Road and the easterly side of Wells Avenue;
RUNNING THENCE South 19 degrees 09 minutes 10 seconds East 261.18 feet;
RUNNING THENCE South 75 degrees 56 minutes East 129.35 feet;
RUNNING THENCE South 58 degrees 00 minutes West 266.02 feet to the easterly side of
Wells Avenue;
RUNNING THENCE along the easterly side of Wells Avenue the following three courses and
distances:
1. Northerly along the arc of a curve bearing to the right and having a radius of 139.38 feet
a distance of 170.27 feet;
2. North 24 degrees 30 minutes 50 seconds East 84.07 feet;
3. Northerly along the arc of a curve bearing to the left and having a radius of 249.59 feet,
as distance of 190.23 feet to the comer at the point or place of BEGINNING.
TOGETHER WITH a perpetual easement over the following described parcel of land;
ALL that certain plot, piece or parcel of land, situate, lying and being at Southold, in the Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point the following two courses and distances from the corner formed by the
intersection of the southerly side of West Hill Road and the easterly side of Wells Avenue;
1. South 19 degrees 09 minutes 10 seconds East 261.18 feet;
2. South 75 degrees 56 minutes East 129.35 feet to the actual point or place of beginning;
RUNNING THENCE South 75 degrees 56 minutes East 32 feet;
RUNNING THENCE South 58 degrees 00 minutes West 80 feet;
RUNNING THENCE North 75 degrees 56 minutes West 32 feet;
RUNNING THENCE North 58 degrees 00 minutes East 80 feet to the point or place of
BEGINNING.
