Surrogate's Court, Suffolk County, New York on August 29, 2003, and by virtue of the power and
authority given in and by said last will and testament and/or by Article 11 of the Estates, Powers and
Trusts Law, and in consideration ofTEN ($10.00) DOLLARS, paid by the party of the second part, does

the party oftbe second part forever.
ALL THAT CERTAIN plot, piece or parccl of land with thc buildings and improvements thereon
erected, situate, lying and being in the Village of Grecnport, Town of SoutholcL County of Suffolk and
State of New York, bounded and described as follows:-
BEGINNING at a point on thc westerly side of Fifth Street distant 153.68 feet southerly fi'om the comer
formed by the intersection of the southerly side of Wiggins Street with the westerly side of Fi ah Street;
RUNNING THENCE along the westerly side of Fifth Street South 06 degrees 55 minutes 00 seconds
West 51.22 feet to land now or formerly of Mazzaferro;
TI-IENCE along land of Mazzaferro and land o fPiccozzi, North 80 degrees 16 minutes 30 seconds West
166.24 feet to land of Schiavoni;
THENCE along land of Schiavoni and land of Utz North 07 degrees 02 minutes 20 seconds East, 49.44
feet to land of Giacobbe;
THENCE along land of Giacobbe South 80 degrees 54 minutes 30 seconds East 166.05 feet to thc point
or place of BEGINNING.
TOG£THER with all right, title and interest, il'any, of the party of' the first part in and to any streets
and roads abutting thc above described premises to thc center line thereof,
TOGETHER with the appurtenances, and also the estate which the said decedent had at the time of
decedent's death in said premises, and ~dso the estate therein, which the party of thc first part has or has
thc power to convey or dispose of, whether individually, or by virtue of said w~ll or otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
distributees or successors and assigns of the party of thc second part forever.
AND thc party ortho first part covenants that the party ofthe first part has not done or suffered anything
whereby thc said premises have bccn incumbered in any way whatever, except as aforesaid.
AND the party of thc first part, in compliance with Section 13 of'the Lien Law, covenants that the party
of thc first pan will receive thc consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and
will apply same first Io the payment of the cost of improvement before using any part of the total of thc
,amc for any other purpose.
Thc word ".party" shall be construed as if it reads "parties" whenever the sense of this indenture so
requires.
