and JOHN J. RYAN Trustee, or successor trustee(s) , of the JOHN
J. RYAN TRUST dated November 10, 1998, both residing at 200 Hill
Road, Southold, New York, AS EQUAL TENANTS IN COMMON,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second Dart forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
at Southold, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING ata monument on the northerly line of Hill Road
formerly known as Youngs Road West, located at the southeasterly
corner of land of Dorothy M. Robohm, which point is also the
southwesterly corner of the parcel herein described; from said
point of beginning running along the land of Robohm North 34
degrees 19 minutes East 165 feet to a point which is also the
southwesterly corner of land of Conroy (formerly Sacco) ;
THENCE RUNNING along said land of Conroy South 55 degrees 17
minutes East 176. 14 feet to a point on the westerly side of
Calves Neck Road, formerly known as Harper Road, which point is
also the southeasterly corner of land of said Conroy;
THENCE RUNNING along said westerly side of Calves Neck Road
formerly Harper Road South 34 degrees 43 minutes West 109. 87 feet
to a monument;
THENCE Westerly on a curve to the right having a radius of 54 . 27
feet a distance of 84 .87 feet to a monument on the northerly line
of Hill Road formerly Youngs Road West;
THENCE along said northerly line of Hill Road, formerly Youngs
Road West, North 55 degrees 41 minutes West 121. 11 feet to the
point of place of BEGINNING.
SAID PREMISES BEING KNOWN as 200 Hill Road, Southold, New YorkJ/
BEING THE SAME PREMISES conveyed to the party of the first part
by John B. Amrod and Frances E. Amrod by deed dated May 30, 1991
and recorded on June 13 , 1991 in the Office of the Clerk of
Suffolk County in Liber 11277 Page 596.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate an(] rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apF,y
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
.AND the party of the first part covenants as follows: that said party of the first part is seized of the said
premises in fee simple, and has good right to convey the same; that the party of the second part shall quietly
enjoy the said premises; that the said premises are free from incumbrances, except as aforesaid; that the
party of the first part will execute or procure any further necessary assurance of the title to said premises; and
that said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
