WITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unlo
the party of thc second part, the heirs or successors and assigns of the party ofthe second part forever,
ALL that certain plot, piece or parcel of land, with thc buildings and improvements thereon erected,
situate, lying and being at Soutbold, Town of Southold, County of Suffolk and State of New York,
[bounded and described as follows:
i BEGINNING at a monument on the nor&easterly side of Calves Neck Road, 1964.44 feet southeasterly
ialong said noflheasterly side from the southerly end of Youngs Avenue; said point of hegiuning being the
southerly comer of land formerly of Paterson and now of Poscato;
RUNNING THENCE from said point of beginning along said land formerly of Paterson, North 57 degrees
09 minutes 30 seconds East a distance of 167 feet, mor~ or less to ordinary high water mark of Town Creek;
THENCE southeasterly, along said high water mark, 125 feet, more or less, to land of F. Harold Sayre;
THENCE along said land of Sayre, two courses ns follows:
I. South 66 degrees 00 minutes 30 seconds West a distant of 50 feet, more or less, to a monument.
2. South 79 degrees 04 minutes 30 seconds West a distance of 144 feet to a monument on said
northeasterly side of Calves Neck Road;
THENCE along said northeasterly side of Calves Neck Road, Noflh 45 degrees 01 minutes 30 seconds
West a distance of 60 feet to the point or place of BEGINNING.
Premises being known as 1775 Calves Neck Road, Southold, New York
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated October 5, 1990 recorded in the Office of the Clerk of the County of Suffolk on October 22,
1990 in Liber 11157 page 539.
TOGETHER with all right, title and interest, if any, of the party oftbe first pa~t in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the eslate and righls of the party of the first pan in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the pan'y of the second pan, the heirs or
uccessors and assigns of the party of the second part forever.
tND the part~ of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the .tim pan, in compliance with Section 13 of thc Lien Law, covenants that the ~
of the first part will receive the consideration for this conveyance and will hold the fight, to receive sucl~
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of thc cost of the improvement before using any pan of thc total of
the same for any other purpose. Thc word "party" shall be construed as if it read "parties" whenever the
ense of this indenture so re. quires.
