WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
.ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, in Mattituck, County of Suffolk and
State of New York, being more particularly bounded and described on Schedule
A annexed hereto and made a part hereof.

rOGp:THER with all right, title- and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
MOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
'rhe word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, in Mattituck, County of Suffolk and State of New York, bounded as
follows:
BEGINNING at a point on the Northerly side of Kings Highway (Main Road) at the Southwest corner of the
premises about to be described and adjoining the land of Woessner; and running
THENCE North 20 degrees 10 minutes 50 seconds West along last mentioned land 181.53 feet to the soutthside
of a 16 foot right of way;
THENCE North 76 degrees 31 minutes 40 seconds East along the south side of said right of way 177.85 feet to
land of DeFriest;
THENCE South 13 degrees 38 minutes 10 seconds East along last mentioned land 185.63 feet to Kings
Highway (Main Road);
THENCE South 78 degrees 28 minutes a0 seconds West along the northside of said highway 157.26 feet to the
point or place of BEGINNING.
TOGETHER WITH all the right, title and interest of the party of the first part of, in and to a certain right of way
along the entire northerly boundary line of the properly of the party of the first part which same is more
particularly bounded and described as follows:
BEGINNING at a point on Wickham Avenue which is formed by the intersection of the easterly side of
Wickham Avenue with the southerly side of the right of way hereby conveyed and adjoining land of Woessner;
and
RUNNING THENCE in all easterly direction along land of Woessner to said premises hereinabove described;
THENCE continuing in the same direction along the northerly side of the premises hereinabove described a
distance of 176 feet to land of DeFriest;
